What to check before hiring a renovation contractor in Toronto

Five things to confirm with any firm, on this list or not, before you sign. The rules below are Ontario's and Toronto's.

  1. Registration with the WSIB

Ask the firm for a clearance certificate from the WSIB, which confirms it is registered for workers' compensation and its account is in good standing. The certificate confirms the firm is registered with the WSIB and up to date on its premiums, so check its dates cover your job.

  2. Liability insurance

Ask for a certificate of insurance that names the firm and shows commercial general liability coverage in force for the dates of your job, and check that the subcontractors it brings in are covered too.

  3. The building permit from Toronto

Building permits for homes in Toronto come from the City of Toronto, and removing walls, moving plumbing and adding circuits usually need one. Agree in writing who applies for the permit and books the inspections.

  4. A written contract

Get the scope of work, the payment schedule tied to stages of the work, start and finish dates, how changes are agreed and priced, and who handles permits and cleanup, all in one signed contract before any work starts.

  5. The warranty

A renovation is not a new home, so the new home warranty rules usually do not apply: get the firm's own workmanship warranty in writing, with what it covers and for how long. Renovators in RenoMark, the Canadian Home Builders' Association program, offer a minimum two-year warranty on their work.

Renovation contractors in Toronto: common questions

What is the difference between a renovation contractor and a general contractor?

The two overlap. A renovation contractor works on existing homes, while a general contractor may also take on new builds and additions. Many firms do both, so judge them on the projects they show rather than the label.

What is RenoMark?

RenoMark is the renovator program of the Canadian Home Builders' Association. Members agree to a code of conduct that covers written contracts, a warranty on their work and liability insurance.

How do I compare renovation quotes?

Ask each firm to price the same written scope, split into labour, materials and allowances for items you have not chosen yet. A low quote often has small allowances that grow once the work starts.

Can I stay in my home during a renovation?

Often, when the work covers one or two rooms. Full-home renovations, work that shuts off water or power for days, and jobs that disturb older materials such as asbestos in plaster or flooring can make it hard to stay. Ask the firm how it will stage the work and keep a kitchen or bathroom usable.

How do I check that a contractor in Toronto is registered with WSIB?

Ask the firm for a clearance certificate from the WSIB. The certificate confirms the firm is registered with the WSIB and up to date on its premiums, so check its dates cover your job.

Who issues building permits in Toronto?

Building permits for homes in Toronto come from the City of Toronto. For home renovation, removing walls, moving plumbing and adding circuits usually need one. Many firms apply for the permit as part of the job, so agree who does it before you sign.
