Custom home builders: common questions

What is the difference between a custom home builder and a production builder?

A custom builder builds one home to your plans, on your lot or a lot you choose together. A production builder sells homes from a set range of plans in its own developments, with a fixed list of options and upgrades.

Does a new home come with a warranty?

In British Columbia, Alberta and Ontario, new homes must carry third-party home warranty coverage, and the builder registers each home before construction starts. Ask the builder which warranty provider covers its homes and what the coverage includes.

Should the builder or an architect design the house?

Either can work. Many custom builders offer design and build under one contract, with a designer or architect on their team. Others build to plans you bring from an independent architect. Ask to see finished homes built from both routes.

What should I ask a custom home builder before signing?

Ask to walk through homes it has finished and to speak with past clients, which warranty provider covers its homes, who will design the house, how changes are handled once building starts, and who applies for the permit and books the inspections.
