What to check before hiring a general contractor in Toronto

Five things to confirm with any firm, on this list or not, before you sign. The rules below are Ontario's and Toronto's.

  1. Registration with the WSIB

Ask the firm for a clearance certificate from the WSIB, which confirms it is registered for workers' compensation and its account is in good standing. The certificate confirms the firm is registered with the WSIB and up to date on its premiums, so check its dates cover your job.

  2. Liability insurance

Ask for a certificate of insurance that names the firm and shows commercial general liability coverage in force for the dates of your job, and check that the subcontractors it brings in are covered too.

  3. The building permit from Toronto

Building permits for homes in Toronto come from the City of Toronto, and structural work, additions, new plumbing and electrical work and basement finishing usually need one. Agree in writing who applies for the permit and books the inspections.

  4. A written contract

Get the scope of work, the payment schedule tied to stages of the work, start and finish dates, how changes are agreed and priced, and who handles permits and cleanup, all in one signed contract before any work starts.

  5. The warranty

For a new house: a new house in Ontario must be built by a builder licensed by the Home Construction Regulatory Authority (HCRA) and comes with Tarion's warranty: one year on workmanship and materials, two years on items such as water penetration and the electrical, plumbing and heating systems, and seven years on major structural defects. For renovation work, get the firm's own workmanship warranty in writing.

General contractors in Toronto: common questions

What does a general contractor do on a home project?

A general contractor runs the job from start to finish: pricing it, booking and supervising the trades, ordering materials, arranging inspections and keeping the schedule. You deal with one firm instead of hiring the framer, plumber, electrician and drywaller yourself.

Do I need a building permit for a renovation?

Usually, for anything structural, for new plumbing or electrical work, and for most basement finishing, additions and decks. Your municipality sets the rules and issues the permit. Many general contractors apply for it as part of the job, so agree who is responsible before you sign.

What should a renovation contract include?

A written scope of work, the price and how changes will be priced, a payment schedule tied to stages of the work, start and finish dates, who pulls the permits, and the warranty on workmanship. Pay as stages are completed rather than most of the price up front.

Should I hire a general contractor or manage the trades myself?

Managing the trades yourself means booking, ordering and supervising each one, arranging the inspections and absorbing the delay when one trade holds up the next. A general contractor does that work and answers for the result. Running it yourself suits small jobs that need one or two trades.

How do I check that a contractor in Toronto is registered with WSIB?

Ask the firm for a clearance certificate from the WSIB. The certificate confirms the firm is registered with the WSIB and up to date on its premiums, so check its dates cover your job.

Who issues building permits in Toronto?

Building permits for homes in Toronto come from the City of Toronto. For general contracting, structural work, additions, new plumbing and electrical work and basement finishing usually need one. Many firms apply for the permit as part of the job, so agree who does it before you sign.
